Asyou enjoythe lake views from your private patio, take your pick between peaceful rocking chairs or whimsical hanging egg chairs; and there's even a small propane fire pit for those cooler nights.Lakeside you'll find two lovely little wooden swings, a charcoal grill, and a swim deck. For your enjoyment, you'll also have access to a crisp and clean swimming pool - within our small gated community.
Indoors, there's comfortable seating for everyone - andeven a hanging chair inside too!There are smart TVs in every room (70" in the living room)- with convenient guest access to most popular streaming platforms, high-speed Wifi, and even adedicated workspace in the masterto make your stay more comfortable. Inside you'll also find a wonderful wood-burning fireplace! The kitchen comes equipped to accommodate most cooking needs, and complimentary coffee is also included.
Ready to hit the town? You're a short drive from several great spots to grab a bite to eat, sing some karaoke, place your bets, snack, shop, and more. Or leave the car at home! Take a short walk out the gate and down the hill to grab a drink and play some pool at night, or grab a cup of coffee and breakfast in the morning. Grab a quickUber to downtown Hot Springs and enjoy the local shops, spas,bathhouses, breweries, museums, fun times and good food! We are also conveniently located less than a 10 minute drive to Oaklawn Racing and Gaming; and only a 15 minute drive from Magic Springs Theme and Water Park (opens May 7th 2022). We definitely recommend Ubering to Oaklawn - to avoid the hassle of finding a spot andwalking a long way, andto save on parking fees.
If you love our random rocks and minerals displayed throughout the space, get your own!Take a short trip over to Coleman's Rocks-R-Gems to shop for some of your own local treasures. OR if you're up for a more challenging rock hunt, and hope to find your own colossal crystal cluster, take the 30 minute drive over to Ron Coleman Mining- but be sure to come prepared with getting dirty clothes and digging tools!

We've also provided a collection ofclassic games for your old-school entertainment, and some more "eclectic" options too.There is an Alexa smart speaker in the living room - our "condo concierge" is there for your convenience, and answers to the name of "Ziggy".
OTHER NOTES: There is not a boat ramp on the premises. Hill Wheatley Park nearby offers a public boat ramp and small swimming area. And our friends over at Hot Springs Marina offer boat rental service, less than a 10 minute drive away.

GUEST ACCESS: Upon arrival guests will have immediateaccess to their private unit, justdown a short flight of cobblestone stairs. (NOTE!Stairs are a bit steep and may be slick if wet.)Smart lock code will be provided the day of arrival. Guests are allowed to bring 2 vehicles into the gated area. No trailers may enter the gate (and if they do they might not make it back out ofthe narrow parking lot!)Additional vehicles may park in the shopping center parking lot just outside the gate.
Check in time is 3PM.Check out time is 11AM.Checkout after 11AM may result in a late checkout fine of $150.
There is no smoking and no vaping inside the condo. We do not allow pets. Quiet time is from 11pm-8am, see City of Hot Springs Noise Ordinance. No parties. No additional overnight guests. MAX weight capacity on the hanging chairs (both inside and out) is 200 lbs. These are NOT SWINGS. Use carefully and at your own risk.Do not climb on shelves. DO NOT LEAVE INDOOR OR OUTDOOR FIRE UNATTENDED. DO NOT USE outdoor propane fire pit unless you are experienced with such devices. LEAVE COVER OFF of fire pit when hot - or it will melt! DO NOT LEAVE CHILDREN UNATTENDED near fire pit. Patio bricks may become slick when wet, so please walk carefully and do not run.
