You will love our place because of the incredible view, location & privacy. You will enjoy a spacious upstairs studio only 1 exit from the UA, with full kitchen, work space, windows, private deck & entrance. For short term guests (less that 10 days) we provide breakfast, snack foods & drinks so you can eat on the deck while enjoying the view. The apartment is very quiet as it is over the garage. We sit on 4 acres & overlook a park; you will feel you are in a treehouse!
The space
Our sunny spacious studio has an open layout with a full modern kitchen, bar, work space, queen bed, sleeper couch (which converts to a 2nd bed) and a deep soaker tub (with shower). We offer wifi and a smart TV with a number of streaming channels including Netflix, Amazon Prime, PBS, & Sling. You will have your own private deck (smoking allowed on deck); it is a perfect place to entertain guests and watch the abundant wildlife. The setting is very quiet and tranquil. If you want to go to town, we are just 8 minutes from the U of A and 10 minutes from Dickson Street. We are also 5 miles from Kestler Park and 8 miles from the exit for Devils Den State Park. We are also 35 miles from Crystal Bridges, the Bentonville Art Museum. The NorthWest Arkansas region is a wonderful area which offers year round cultural activities and was recently rated as the 5th most desirable place to live in the country.
Guest access
The apartment has a private key less entrance and we will send you a code shortly before your arrival. Although check-in is officially at 4 PM, contact us if you would like an earlier one & we will provide it if we can.
You will have two separate exterior entrances to your floor; it is completely separate from the downstairs. We don't have an elevator, so guests should be able to climb the outside staircase. Guests who stay more than 10 days will have access to the laundry facilities downstairs.
Other things to note
HOUSE RULES:
1) NO PETS. Due to allergies, our own and other guests, we have a strict NO PET policy.
2).We accept children (and raised two of our own) BUT if you have a wild crawler, be sure to note that (1) you will have a deck on the 2nd floor (it does have a rail) and (2) we do not have child locks on the cabinet. I have put all the cleaning supplies in a tub in the pantry but you will still need to be responsible for your children.
3) NO PARTIES. This is a quiet neighborhood and we reserve the right to ask you to check out early if you host a large party. We do not mind you having a few friends over, but it must be in moderation.
4) NO smoking inside. You can smoke outside on the deck.
5) Recycle bins are upstairs. Please be careful backing out of the driveway. It is easier if you turn around by the house and park facing North.
6) Do not speed through our little town of Greenland; we have very diligent traffic officers who have a habit of giving tickets! (There's little to no crime, so not much else to do!)
