PARKING: Maximum 5 vehicles on premises at all times. No RVs, trailers, or commercial vehicles without prior approval.
FIRE PIT: Use responsibly. Must be fully extinguished before retiring for the night. Never leave unattended. No personal fireworks of any kind on the property.
PETS: Up to 2 dogs welcome with $500 refundable pet deposit plus $200 non-refundable pet fee. Pets must be kept off furniture. Clean up required in all outdoor areas. Undisclosed pets forfeit the full deposit.
SMOKING: Strictly outdoors only. Never inside the home.
OCCUPANCY: Maximum 12 registered overnight guests.
CHECKOUT: Please leave the property in the condition you found it. Excessive mess or damage beyond normal wear will be charged against the security deposit.

All guests and their parties assume full personal responsibility for their own safety when using these amenities. Adult supervision is required at all times near the pond, cowboy pool, and fire pit — especially for children and pets. The property owner and LLC assume no liability for accidents, injuries, or incidents occurring on the premises during the guest's stay.
RENTAL AGREEMENT: All guests are required to sign a separate month-to-month furnished rental agreement via DocuSign prior to check-in. Your booking is not fully confirmed until this agreement is signed and returned. The agreement outlines occupant rights and responsibilities, property rules, and full terms of occupancy.
OCCUPANCY: All overnight occupants must be listed on the rental agreement. Subletting or assignment of the rental to any third party is strictly prohibited and will result in immediate termination of the stay without refund.
PROPERTY ACCESS: Host reserves the right to access the property with 24-hour advance notice for maintenance, inspections, or emergency situations per Texas Property Code.
EARLY TERMINATION: Early departure does not entitle the guest to a refund beyond the terms specified in the cancellation policy. Guests who violate house rules or the rental agreement may be asked to vacate immediately without refund.
FORCE MAJEURE: Host is not responsible for circumstances beyond our control including severe weather events, utility outages, or natural disasters affecting the property or surrounding area.
