This private home has four bedrooms and two bathrooms and is located less than 5 minutes from the public access to the Kings River and less than 15 minutes from Historic Eureka Springs. Relax in the yard by the fire pit while your family chef prepares dinner. The back screened in porch is the perfect spot to watch the majestic sun set over the Ozark Mountains and the Kings River Valley.

Please contact us if there is any change in the number of guests that will be staying at the property. It is very important for us to know the number of guests in case of an emergency or natural disaster. Neither floor space, nor furniture may be used as additional sleeping areas. Exceeding the number of guests stated on the reservation or allowing the entry of an unauthorized pet into the property will be quickly addressed and require immediate compliance with the Rental Agreement. Note, we are able to monitor the number of guests and pets at the entry point of the property. (None of our properties have internal surveillance video). Exceeding the number of guests stated on your reservation or bringing an unauthorized pet will be cause for cancellation of your reservation and cessation of your stay without refund as outlined in the Rental Agreement.

As with all Vacation Rental Properties, Guests acknowledge that activity on the property carries with it the potential for injury due to unfamiliar terrain and layout. The topography in the area has frequent changes in elevation requiring steps and walkways that conform to the landscape, therefore, please use caution and familiarize yourself with all areas of the property. We keep the property maintained, although, all liability is waived and you are accepting the property with no assurances. Emergencies are very rare, yet, it is smart to be prepared for inclement weather, natural disaster, or injury when traveling.
Above all, have a great stay. We love our first-time guests, as well as our repeaters, and want you all to have a wonderful time during your stay.
Cancelation: Please note that, WITHIN 30 days of arrival, your reservation becomes non-refundable and cannot be rescheduled. Please plan accordingly.
Guest Access:
The home shares 6 acres with the owner's private home and the caretaker's private home, all three homes are thoughtfully perched high along the ridge to insure privacy and the best vantage point to view the amazing sunsets. Sunset ridge is the second driveway at the address. You will see a circular driveway and you are welcome to park anywhere in the circle drive.
The Neighborhood:
Sunset Ridge is less than five minutes to the public access of the Kings River where many people go to enjoy playing in the water, lounging on the shores, fishing, and kayaking. There are many kayaking guides in the area. The river access does provide a reasonable area for lounging in the water. Typically 4’ deep in summer (low water conditions). The Kings River is free-flowing, therefore, the river can be in flood stage at times, eliminating access to the shore
Getting Around:
Eureka Springs is less than 15 miles away.
Branson is an hour drive away.
Bentonville is an hour and 10 minutes.
XNA is also about an hour and 15 minutes away.
Other Things to Note:
Outdoor Fire Pit: Wood is available in the wood rack outside of the chain link fencing, When using please be sure to check for a fire ban first and always make sure the fire is completely out when you are finished.
